Job summary
General Summary of Duties:The Senior Facilities Technicians duties involve maintenance of plumbing, carpentry, drywall, electrical, automatic doors and mechanical equipment; and installation, alignment, and balancing of new equipment to keep all of KMHSs facilities and campus in good repair.
Supervisory Responsibilities: None
Major Responsibilities/Tasks:
* Work independently and perform all tasks and repairs in an efficient and organized manner with minimum supervision, completing these assignments on time and within budget.
* Performs servicing and maintenance to fixtures.
Repairs wiring, electrical and electronic components, pipe systems and plumbing, and equipment.
* Performs painting of walls, doors, rooms, buildings, and other surfaces. Prepares and finishes surfaces by scraping, using commercial paint removers, fills cracks and holes.
* Applies paint, varnish, and other finishes.
* Constructs, fabricates, assembles, installs, repairs or replaces doors, walls, signs, desks, counters, shelves, shelf units, benches, frames, window frames, fences, and stairways.
* Assembles, adjusts, and repairs furniture.
Moves furniture including those used for special events and activities.
May assist in setting up multimedia systems for events.
* Installs, repairs, and maintains floor tile, acoustical tile, linoleum and carpet.
* Changes filters.
Greases and oils bearings, motors, and compressors.
* Align and balance new equipment after installation.
* Clean and lubricate shafts, bearings, gears, and other parts of machinery.
* Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
* Inspect, operate, and test machinery and equipment in order to diagnose equipment malfunctions.
* Maintain and repair specialized equipment and machinery found in Commercial kitchens, laundries.
* Performs light carpentry duties working with wood or metal.

* Install drywall in maintenance applications
* Tape, mud, and finish drywall with professional results
* Paint windows, doors, walls, woodwork, plaster, drywall, and other parts of building structures.
* Perform routine preventive maintenance on equipment and utility systems.
* Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment.
* Estimate repair costs.
* Inspect drives, motors, and belts, check fluid levels, replace filters, and perform other maintenance actions, following checklists.
* Order parts, supplies, and equipment from catalogs and suppliers.
* Record maintenance and repair work performed and the costs of the work in a Computerized Maintenance management System.
* Performs other duties as assigned that support the overall objective of the position.

Minimum Qualifications:
EXPERIENCE: Intermediate (minimum 3 years of job-related experience)
Maintenance and remodel of buildings, grounds and equipment.
Possess and maintain a valid driver's license with an acceptable motor vehicle report and reliable, insured transportation
EDUCATION: High School Diploma or GED
Preferred Qualifications:
EXPERIENCE: Specialist (minimum 5 years of job-related experience)
Experience in HVAC, mechanical, electrical, carpentry.
Performance Requirements:
KNOWLEDGE:
* General knowledge in all building trades, to include building, grounds and equipment maintenance, sufficient to perform routine maintenance and repair tasks.
* Knowledge of the use, maintenance and minor repair of the various tools and equipment used in building maintenance, remodel, and repair work.
* Basic knowledge of preventative maintenance techniques.
* Working knowledge of rough and finish carpentry techniques, commercial painting, window glazing, and framing.
* Working knowledge of safety rules and regulations.
SKILLS:
* Must be able to work independently and display good organizational skills.
* Sufficient arithmetic skills to compute distances, angles, quantities, and measures.
* Sufficient human relations skills to work as a cooperative member of a team and to serve internal customers.
